It was the 2015 code cycle that allowed more than 1 level below the 3-hr podium lid but everything else is spot on.

Yes. Reconnect Nicollet which is currently open to all traffic aside from the overwhelming success of Nicollet Mall."Open" means open to cars. Doesn't need to be a freeway, but there should be an allowance for autos, else why are we spending tax dollars on it.

The current MN building code is based on IBC 2012 so 6 floors (example: T3) is the highest you can go with mass timber; 5 floors if residential . If you design per IBC 2021 by you can theoretically go 18 but obviously this requires an approved variance.

My dad takes the parkway coming from Highland Park in St. Paul to my sister's at Lyndale & 54th. These changes will almost certainly push him to 62. One anecdote, for sure, but I don't think it's so unusual. Same ... frequently take parkway between Lynnhurst and Nokomis even though 62 is faster...

From my own experience, parking in this neighborhood between 9:30am and 3pm during the week means circling the block/s for 30 minutes waiting for a spot to open or parking between T3 and the Twins stadium. There is a high demand that will only increase once "TMBR" construction starts.

Units might be small now but this is a PT concrete frame and the interior partitions can be modified or removed to combine units in future.

They poured the 1st elevated parking slab for the 128 2nd St N / 128 1st Ave N building. It is moving pretty quickly now that foundations are done.

I'm surprised they can go that deep (4 levels underground). They hammered out a significant amount of bedrock from the project site at 128 2nd St N / 1st Ave N. That is only 2 levels underground and a block away.
