I'm hoping with the SWLRT line station, that is supposed to be at the bridge, that the city,county, and state can design the station and bridge into one cohesive beautiful structure.

I really don't think the building would want to have people hangin out in it's lobby on a cold day or in the AC. There are enough percieved problems with the bus stops as it is.

They will be moving Landau to below grade for part of the Phase 2, which I think the road work starts this summer, with utilities relocation. Then you will be able to walk across that busy street with less fear.

I think they will have to go back to the drawing boards for that. I doubt that they will be able to get anywhere over 4 stories along the Greenway. The Merit printing building will be torn down for this development and it's located at 117 North 2nd Street. But the address of the new project with probably be different.

I'd bet on a 1st Ave address as that looks like where most of the action will be taking place.

I'd agree with a green roof that is for sure. I could see adding 2 floors to the east half, but they would have to be c shaped to work around the windows on those levels of the Graves. They really need to do a major facade reconstruction of the lower 4 stories. Make it street and predestrian friendly again.
