Transportation is the largest proportion of co2 émissions in the US. By my estimates 5 times greater than concrete and steel production. Concrete production releases significant co2, but only wood releases less, due to the very low embodied energy of concrete. More inventive use of timber the better...

They really need to find a way to have a some soft of vendors. It would like a 30 minute walk for any kind of refreshments. Seems like every good pier runs utilities out the furthest point for shoppes and restrooms.

The only problem I see with Class B office conversion is the lack of attached parking. Certainly a certain portion of potential tenants/owners wouldn’t mind. But generally parking in close proximity is part of the deal for market rate housing in the Midwest. It would be great if a pioneering develop...
