Re: The Eclipse

Okay folks, stop the hand wringing. If you look at the submitted plans, only one unit on each floor in the south tower will directly face the north tower. Even those units will have sightlines through the gap if the viewer turns themselves 30 degrees. The remaining windows are secondary views for u...

Re: The Eclipse

One thing to point out is this is a project in two phases with the south (and shorter) tower going up first. What 's interesting to me is how the residents of phase one will react when they are informed that phase two is going to be built. How will condo owners in phase one react when quite a few o...

Re: The Eclipse

For reference, a 60' right of way is considered a "neighborhood connector" by the city of Mpls: 12' pedestrian zone (with planted boulevard), 7' parallel parking lane, 11' drive lane, 11' drive lane, 7' parallel parking lane, 12' pedestrian zone. And yet there are far smaller public space...

Re: The Eclipse

How much distance will be between the 26-story Nic on Fifth and the 30-story 4Marq? Doesn't seem like it'll be much more than 40 feet, though admittedly they don't directly face each other like Eclipse would. Haven't looked at 4Marq so I don't know. You say that they don't "face" each oth...

Re: The Eclipse

I still think that these two buildings are too close together, +/- 40'...that is packing the density on this one...is this city ready for residential buildings this tall that are this close together? First we want density... then it's too dense? I'm not against the density - join the buildings toge...

Re: The Eclipse

... Hell, I agree that "we" should be designing buildings that assume conversion. ... Cool. We're in agreement as this pretty much rephrased what I said. :D I need to work on my editing...it isn't a matter of what urbanists or architects want or believe is a good idea, it is a matter of w...

Re: The Eclipse

As for the architecture/visualization...I don't know who thinks it's a good idea to show the gloomiest sky possible in the renders. If it is one thing that we are short on right now, it is gloomy skies! MOAR GLOOM! The "hulking" comments is (I believe) a response to the depth of these buil...

Re: The Eclipse

I don't find the parking discussion annoying at all. Personally, I don't really care how much parking this thing has (up to a point) but I think it is very interesting to talk about the effects of parking on the neighborhood. Design isn't just about cladding and finishing materials. I think it's a ...

Re: The Eclipse

I have no strong opinion whether there are too many car stalls or not. I just demand the car levels be easily convertible into other uses when it is determined the car spaces have been over-built. Can you point to an example of where parking has been successfully converted to housing/other uses? I'...

Re: The Eclipse

Can we take our parking discussions to Anything Goes where it belongs. This is a page about the Eclipse and how we perceive the buildings short coming, not the issues of who live where and how we park cars.
Apologies.

Re: The Eclipse

We dont live in Manhattan, or the Loop in Chicago. This is Minneapolis. We do not have the mass transit infrastructure to allow people to completely ditch their cars. If I want to live downtown and have two cars, that is my business. Not yours. And if someone wants to develop a property that accomo...

Re: The Eclipse

But the Rayette was a building for humans before it was a building for car storage. So the floors were flat already. Modern parking ramp designs have nearly all parking decks at a grade, which makes it impossible to convert to other uses. Hopefully that can change. This is an important distinction ...

Pardon my skepticism about this "example" and clarify my request: A BUILT example (as distinct from a "proposal").

Re: The Eclipse

My gf and I are seriously considering moving downtown. Neither of us work downtown, so both of us would require a car. That is 2 cars for 1 unit. This site would be great for us, as it has great access to freeways to get out of downtown and to our jobs. I think this site is a GREAT site if you have...

Re: The Eclipse

My conjecture: At the top of your field, without being a partner, at a large firm, you're at about 120k, and you're nearing 60 years old. That's not much, especially when you made under 40k for the first 15 years of your career. :) Actual Current Stats: http://www.architectmagazine.com/business/201...

Re: The Eclipse

I bet soooo many people have no reference as to what you're talking about. You might as well have made reference to Larry and Moe! FWIW, I personally thought architects made big coin, and was a highly respected and valued profession, like Engineering. To be "respected and valued" is grati...

Re: The Eclipse

For this effort, the "nice fee" that your firm collects will get you paid in the range of the average trash/recycling collector. "Nice fees" is not why people become architects, at least, I've never met anyone in this field motivated by money. I've heard the rumor that "peo...

Re: Southwest Corridor (Green Line Extension)

Seems like the majority opinion is now that people don't want SWLRT built unless it built somewhere more useful then Kenilworth. In most of my circles, not just progressive urbanists, seems like it's actually a very small group of people that DO want it built, period. This is the problem, it is a l...

Re: The Eclipse

If Stanton is too cheap to pop for decent renderings, then he shouldn't be upset if people judge his projects based on them. ^^^^This x 100. When you read his comments in the media all he appears focused on is that parking ratio increase or else he threatens no project. Not once does he mention the...
