It will be very interesting to see some plans for this.
By my back of the envelope math, they're going to need to basically fill the entire footprint of the parking lot for the full 20 stories with effectively no set backs to pack in 500 units. Not such a big deal next to the low rise church buildings, but it could be problematic up against the adjacent office tower.

In the original version, about 120 units were planned for a renovation and expansion of the brick building to the south of St. Olaf, with additional units in a new building on the current parking lot. If that’s still true, the 20-story building site would be somewhat less packed.

Apparently they presented to the DMNA LUC last week and the proposal is for 26 stories, which would make the 500 (or 380) units in the tower seem a little less packed in.

The development tracker seems to think this will be two 20-25 story towers. Not sure on there source

The church bulletin from a couple weeks ago has a bit more info, and a higher-res version of that image.
Looks like 70 units in the renovated existing Exodus building, and the remaining ~430 in the two towers. Also appears to be a parking podium in the NE (existing parking lot) tower. The existing pocket park on 2nd and 10th appears to be disappearing in the current plans, but I'm more than happy to trade that for 200 affordable homes.

I'd be surprised if we had an update before the new year. This isn't a tiny project and with 3 buildings in play there are a lot of balls to juggle. The planning process should take a quite a while.

The city is applying for a brownfield remediation grant on their behalf, so there's some movement. Agreed that it'll be 2022 at least before we even get to CPC approvals, though.

Aeon updated the DMNA tonight. Not much for hard details yet, but they've split the project into two phases rather than developing two towers at once - the renovation of the Exodus building and the NE tower (on the parking lot) are the first phase, and the SW tower (on the pocket park) is the second phase. They're having good luck securing funding and intend to go to the CPC for the first phase this summer. Currently aiming for ~65 units of supportive housing int the Exodus building, and 257 units between 30-80% AMI in a 27ish story tower on the parking lot.

I found an update on this. Basically, the state legislature failed to extend the type of funding they were counting on in the do-nothing 2022 session, and then also didn't get to it this year. So, Phase 1 is now just rehabbing the existing Exodus building, to start next spring, while they keep trying to get funding for the towers in the future.
