Distribution/Warehouse Developments
I thought I created a thread for all light industrial developments like distribution centers, but perhaps not, so I'll create one now. I don't think I'm the only person interested in large distribution facilities.....
This one in Blaine isn't large, but it's noteworthy -- a 60K SF expansion to an already 125K SF building for Aveda:

I'm hoping this thread can house other large distribution or warehouse projects in the Twin Cities, such as the SanMar distribution center being built in Shakopee (350K SF) or things like that.

This is also big news: Emerson is making the move to transfer its Emerson Rosemount subsidiary into the former ADC Telecommunications building in Shakopee, which has sat vacant since the day it was built. There is going to be $70M of rework/expansion going into the facility as well.

Here's another spec project, this time in Roseville for about 185K SF. I'm not sure why there's so much Industrial spec, but it's encouraging to see so much speculative activity in the market for a change!

Scannell Properties is building a 175,000 SF Office Warehouse/Showroom project in Shakopee for TE Connectivity. Groundbreaking is scheduled for August 1st.
To anyone with access to the full articles for the Business Journal, there was another article discussing a summary of all of the new projects to come online in Shakopee. I stopped paying for full access articles so I can't access them anymore and it might be an interesting read if anyone else has access!

Here Shakopee goes again......this time it's Ryan Comapanies proposing a 250,000 SF office/warehouse for a Shutterfly distribution office, which could house anywhere from 400-700 seasonal workers/new jobs. The building would be located in the Dean Lakes Business Park at the SE corner of Hwy. 169 and Canterbury Rd.

It seems that I am the only person who cares about these types of developments, but here is another potential development that's once again in Shakopee, as part of the Datacard move-in to the former TE Connectivity space.
"TE Connectivity is expected to relocate to a new building nearby, although it hasn't publicly announced plans yet."

Seems Shakopee is racing to fill in with these things, and anything, to get this on the tax rolls. Or rather more importantly to halt any property from being taken OFF the tax rolls when/if "The Community" expands again.

Right....since they keep offering tax breaks for the first several years they won't see the benefit of these additions until then, but then it should be all golden for Shakopee. It seems very odd how aggressive Shakopee is going after metro area companies, and even more odd that none of the municipalities that have them seem to care too much.

Ran across this today. Wanted to let you know that all projects receiving incentives have been brand new jobs to the metro except for DataCard. DataCard has outgrown their building and are currently growing in CO and NY. The city of Minnetonka fully supported our work to help DataCard with the move to keep them growing here in Greater MSP.Several? Try, like, 10 years. And waiving hookup charges for utilities. They're banking on people building/buying homes in Shakopee to pay for the services they're giving away. It seems very odd how aggressive Shakopee is going after metro area companies, and even more odd that none of the municipalities that have them seem to care too much.
Most of the abatements have been 9 years only abating the increased value of the property, 1 project (Emerson) received waived fees but that was because the infrastructure was put in place 15 years ago.
Lastly, we are not banking on people building/buying homes. We have the talent and ability to fulfill these jobs using our current highly-educated residents and reverse commuting to better utilize the current infrastructure by taking pressure off of the river crossing. That is not to say that new homes won't be built, but that is not the goal.

300K SF FedEx distribution center likely to be built in Rogers, replacing the one that Brooklyn Park previously denied due to traffic concerns. This project is in addition to the 300K sorting facility recently approved/under construction in Maple Grove.

I hate Amazon.com with a burning passion but I love distribution centers and I've always been fascinated by logistics, so naturally I want to see them build what would have to be THE largest such building in the metro/state! Chicago has these all over. Even Indy and Columbus have mega distribution centers......I want to see more of this kind of thing in the Twin Cities metro.

Good to see those sales taxes coming into the state. Makes for a more even playing field for the brick and mortar and money in the state coffers as well.

That one didn't make so much sense to me at the surface. Walgreens being based in Chicagoland more than likely has a huge distribution center there, so why the need for another one only 100-200 miles away? I haven't confirmed this, and I haven't seen their distribution network, but it seems odd to me if that is in fact the case.
