They probably found out that their property became less attractive to others. When the city has control of everything around you. someone can't plan beyond their own borders. There would be likely restriction on what could also be done with that piece of land by others too. All the city had to do was wait and tax them for an increased value that they think it is worth.

A developer wants to replace the Walgreens at 50th & France in Edina with a five-story complex that includes housing and a new Walgreens store.

Semper Development submitted a conceptual rendering of plans for 64 housing units that would incorporate two parcels at 49th 1/2 Street and France Avenue.
Walgreens continues to want to be in mixed use developments. The design of the building is very conservative, but it's Edina so what's new.

It's a step in the right direction. Having spent half my childhood in that area and frequenting that Walgreens, well....frequently, I am surprised it took this long to redevelop.

I guess....but I don't necessarily consider 50th and France bland semi-urbanism. It's one type of urban Americana.

Received a hearing before the city council. Sounds like some skepticism is there. A keen eye towards the final design is promised.

I wonder if Edina is getting any motivation to agitate for higher frequency transit on France yet. This would increase its importance.

This should work nicely. Need a few more like it, but the NIMBY's would freak out with more than one!! Too bad they can't build some apartments on top of the city's parking garages!

I think this is adjacent to the Walgreens site. Which I think has been shelved, but I hadn't heard. Last I knew the city was tentative but really nervous about the design.

I read the Walgreens redevelopment as the Walgreens site PLUS this site. In the Strib article, at least at one point, they showed a pic of the US Bank branch building, which is another property I've heard may be redeveloped, but its not the former laundry mat site (this site).

IMO, the building is much less interesting than the block of Minneapolis south of this building. Is Minneapolis doing anything to ensure the great block to the south doesn't get bought up and turned into a single bland building? I mean, i don't want the block to the south to be frozen as it is, but I would like to see any building owner be able to add a level or two without surprise rules that cause huge site assembly to be needed when huge sites are actually undesired here...
