I like the design assuming it really is all brick as shown. I like the simplicity of the massing and fenestration. I like that it doesn't have a bunch of clutter like most of the recent efforts. I really like that the vast majority of the garage is screened with units and the garage entry is off the alley (thank God for the few remaining alleys). I am struggling to understand the rational behind the valet parking. Is this only for the restaurant? Is it necessary to have 2 curb cuts on Washington plus waste an enormous amount of ground floor street facing space on valet parking? This could be another great retail suite.

How busy is this valet parking really going to be? Couldn't they just block a few parking spaces on the street and operate it from there or from the side of the building where the drive aisle is? With all the other good urbanist moves this project is making; this seems like a big blunder.

I've been shouted down on other threads for saying that there is no accountability/follow through on the differences between renderings that are used to get approvals and the as-builts.

Apparently I'm a tin-foil hat conspiracy theorist when I say that developers can literally show anything.

I hope that the "green stuff" comes in at half the sizes shown because the North Loop needs it (as pointed out by others).

You need to calm down on the hyperbole, Archiapolis. You haven't unlocked some grand conspiracy.

We all know that initial renderings are meant to be conceptual, and we know the city isn't approving projects based solely (or even primarily) on pretty conceptual drawings.

Looks like United has bought this property, so I would think that they will hopefully get started in a few months at the latest.

Looks like they sacrificed 2 rear floors of apartments for the extra parking that they needed. But it still looks like a great building for the area. Like how it plays off the other warehouses on Washington.

So this IS 11 floors now......the addition of that last floor in dark brick makes this whole project look much better! I don't know why it satisfies me so much but it definitely does.

Looking at the plans...

Once again - screw the maintenance guy! Nothing in this building will ever break! We don't need to build a shop or even a storage room. A janitor closet - or even better - the frickin' TRASH ROOM will be good enough

A rep from Greco gave a presentation to the Bookmen Lofts and Stacks residents about the 314 6th Ave N building, and someone asked about the 729 building. A lot of this probably isn't new news...? Although he did specifically say 10 stories, but maybe he's not actually working on this project. :)

They’re working with the 801 Washington building because those residents have concerns about sunlight impacts. They have a restaurant lined up for about 9,000 square feet of space. Someone asked about the greenspace, and the Greco guy referred to it as a “parklet” given its reduced size. :( They have a lot of parking because it will be shared by Elsewarehouse and other businesses across the street.

they might be smart enough to realize the demographics are different here
