So I asked for an update on this project, and it's possible that the above may be coming true. A reconfigured building with for-sale condos (including walk-up THs) may be on the way to the neighborhood board & Planning Commission soon. Fewer units overall, and still no commercial space, but a better building is what this site deserves. A smaller 4-story version of Edgewater @ Maka Ska is what I'm hoping to see.This site screams million-dollar condos rather than "just another apartment building". While it's not exactly vogue around here to wish for large/expensive condo units (rather than an apartment building with more, smaller units), my preference on this site would be the expensive condos, because it would likely mean higher quality building materials. This is a million dollar location...the quality of development put here should reflect that.

As far as I know this is still moving forward, but has not started construction. The website indicates that 8 out of the 25 condos have been "reserved". I've seen some lot reservations cancel on a subdivision near me too. I'd guess the ever rising costs of construction are putting a damper on sales. Hard to commit when you won't know the final cost the project is partially complete.

Checking the website for this project, it looks like 6 units are now marked as sold, 5 are reserved, and 15 units are available. Still short of the 50% sold that banks typically require to finance a project. With 26 units total, they'd need all 5 reservations to become sales, plus two more, to reach that 50% threshold. "Prices range from $324K-$985K."
