Re: Bernie Sanders
Yep, that makes sense to me Matt. And as a supporter of BLM from the beginning, I've been put off by recent actions (like this one) that seemed destined/intended to alienate allies. We need to acknowledge structural racism and root it out. We need to reform police departments and improve toxic polic...

Re: Bernie Sanders
From the 538 post linked above. One theory to explain these numbers is that Iowa and New Hampshire Democrats are early adopters of Sanders’s populist-left message. It isn’t a bad theory. These states have received the most intense campaign activity so far, and Sanders’s name recognition is higher am...

Re: Vikings Stadium Legislation/Financing Package
I also think that claim that development was restricted in this area is on thin ice. I've seen zero evidence from a contemporaneous source that said this was city policy. This line was trotted out by Rybak to respond to the question "How would the new stadium generate development when the Metro...

Re: Vikings Stadium Legislation/Financing Package
Fair enough.Okay, so the city-shuffled-convention-tax-financed stadium parking ramp was the catalyst. It certainly was for Ryan Companies to get the Wells Fargo deal done, and in turn the entire development.
Thanks for the correction. One, not two.

Re: Vikings Stadium Legislation/Financing Package
This whole conversation was started because of the stadium authority's statement that US Bank Stadium generated $2 Billion in development. The purpose of this statement is to continue to try and justify this beast to a cynical public. It's absolutely germane to point out similiar investment could ha...

Re: Vikings Stadium Legislation/Financing Package
Well, coulda woulda shoulda, but in the absense of a stadium or the Metrodome the state & city could have spent a small fraction of the public's share of the stadium cost and made the area more attractive to development than the stadium has. If they just spent $50M (about 10% of the public contr...

Re: U.S. Bank Stadium
"A grotesque monument" to misplaced priorities, broken politics, and submission to blackmail. You can't separate the building from how it got built. Architecture-wise, it's bound to be iconic. An icon is defined by 'a person or thing regarded as a representive symbol of something.' So just...

Re: Section 1031 of the United States Internal Revenue Code
Yes, I think the goal the deferring is to avoid the taxes all together. As you defer gain from one property into another that gain just grows, increasing the incentive not to realize it. Then as bubzki2 says, heirs get a step up in basis to the fair market value on inheritance. So they can turn arou...

Here's some excellent reporting from Peter Callaghan based on a second set of documents released as part of a Data Practices Act request.

Re: Section 1031 of the United States Internal Revenue Code
Pre-tax retirement contributions are available to anyone who can afford to make them, but they limit how much you can defer. A developer can max out his retirement contribution, but this is about millions in taxes deferred beyond those limits.

Re: Downtown Minneapolis General Topics & Development Map
If he sold the property outright a substantial chunk of the profits (24.85% if he's in the highest MN tax bracket) would go to pay income tax. It would behoove our investor to do a 1031 like kind exchange, delay paying the taxes, use the capital that would go to the tax man in the new investment an...

Re: Downtown Minneapolis General Topics & Development Map
I can't believe businesses dodge capital gains tax in the first place.....it's only 15%, isn't it? . That's historically been true, and still is if you lived in a state without an income tax and your income is less than the $250K cutoff. However, if you report capital gains on top of high ordinary ...

I don't disagree with the thrust of your post, but trees have the advantage of providing shade in the summer and letting sunlight through in the winter. An apartment building could shade a whole winter's worth of precious sunlight and provide little shade in the summer.

The Park Board originally had an exclusive contract with another bike rental company. They had to let that contract expire before they could put nicerides on park property.

...that's a pretty glib way to chacterize grass roots support. But anyway, I was pretty surprised to just find out Jamelle Bouie at Slate had the same Paul / Sanders thesis as me. http://www.slate.com/articles/news_and_politics/politics/2015/07/bernie_sanders_is_the_left_s_ron_paul_why_the_vermont_s...

Re: Bernie Sanders
I can't help but think that Bernie Sanders is sort of the same as Ron Paul. Well, yes and no. They of course have polar opposite positions on many issues, but both are on the back of the political spectrum. They are both outsiders who want to upset the order of things. They both have an energetic g...

Re: Bernie Sanders
The people I know aren't disappointed in Clinton due to personality or any other such trait. They're disappointed because she is a Corporatist. That is a gigantic difference between her and Sanders. Exactly. She's supported by Wall Street for a reason. I have exactly zero faith she would side with ...

Re: Road Crime
Yikes. Well I did say a bike was on a spectrum between a ped and an auto, just closer to the ped. I mean in terms of people killed and injured from collisions that's certainly true. Along with damage to property, etc. I'm sorry a reckless biker hit you, but I hope, head injuries and all, you know th...
