Re: MN-121 "Lyndale Connector" Turnback and Redevelopment
Thanks for the breakdown Thatchio. My takeaway - complicated AF. MNdible: I'm wondering about the racial equity comment. Could be real or satirical or other (Poe's Law?) but I'd think that this area represents a major opportunity for integration with an eye towards breaking up the segregated nature ...

Re: Lyndale Ave & 54th Street area
Also, (don't know how to substantiate this) but the rumor is that the owner of the old Beek's pizza site has until July to begin the project or it must go back through entitlement. I've been wondering if the only reason that they allowed demo is because the building was condemned due to fire. Usuall...

Re: AC Marriott Hotel (401 Hennepin Ave / Andrews Hotel site)
As I've said on a million different threads: developers have a huge impact. City guidelines on materials represent the "minimum" that developers wishing to maximize profit will target. Finding developers willing to sacrifice profit for the sake of architecture appears to be a tall task. Wh...

Re: MN-121 "Lyndale Connector" Turnback and Redevelopment
I'd welcome ANY involvement that would push the development of this area forward. I've never heard of Hennepin County Community Works so others should evaluate that prospect.

Re: Southwest LRT (Green Line Extension)
Twincitizen doesn't think $130M is a problem so that makes the $5M (just shy of 4% of $130M) even more of a pittance. $5M for everyone!

Re: Southwest LRT (Green Line Extension)
I wonder if Met Council would like to have that money back from the "bridge to nowhere" for the People's Stadium. <runs out of the room>

Re: The Commons - Downtown East Park
Center platform with a tunnel through beneath for pedestrians would have been a great "compromise" (read: not cheap) but instead we got the cheapest "bridge to nowhere" that money could buy. Gross.

Re: 222 & Whole Foods - (222 Hennepin Avenue)
Has anyone else come around on this building? It fronts the street really, really well on 2/4 sides, is almost entirely high-quality exterior materials (brick/ stone), has no parking podium, no cement board/ stucco, provides a grocery store to the neighborhood... I find it's generally a very pleasa...

Good luck getting anything over six stories here. See Trammell Crow's proposal, Lakes Residences, et al because neighbors, Greenway, shadowing, etc

Re: AC Marriott Hotel (401 Hennepin Ave / Andrews Hotel site)
The only reason I even mentioned ESG is because of the meeting last week for 800 Washington. They mentioned using stucco for the large white portion and that their designer likes using the material. I'd be okay with seeing a design regulation that can be enacted if someone tries using stucco for mo...

Re: The Commons - Downtown East Park
I've been trying to figure out why they have been building what looks like foundation walls in the ground in several U shape formations on the north side of both blocks...then backfilling them so they are level. Wonder what their function is. http://oxblue.com/open/ryanco/downtowneast Do you mean w...

Re: AC Marriott Hotel (401 Hennepin Ave / Andrews Hotel site)
One of the design architects at ESG really wants to bring stucco back. They're doing it here, and they plan on doing it at 800 Washington for the big white part. Maybe downtown should have some design guidelines on that? But I guess it's just a matter of how it's implemented into the design. If it'...

Re: Accessory Dwelling Units
And there, in a nutshell, you have the problem with building market rate apartments. Specifically, the "curve" breaks down as you approach 50 units which is what is so mind-boggling about a few of the recent infill projects (2008 Bryant Ave etc). Also, I heard from an unnamed source that ...

Re: Accessory Dwelling Units
So, has anyone built one yet? Any idea what the price range would be for a detached ADU on a standard 40+ lot in place of a standard garage? What we are seeing for good quality construction is in the $200/square foot range for residential. Obviously it depends largely on insulation, window choices,...

Thank you for engaging even if we disagree in the end. I submit that we are talking about civility of address on a forum dedicated to urbanism where 95% of us agree on 90% of the issues at hand. In the end, it seems we all want a beautiful, walkable, sustainable city and we are arguing about how to ...

Re: West Calhoun Apartments - (3118 Lake Street W)
You placed a great amount of emphasis on the viability of large[ish] MFH projects with the opinion that interior one bedrooms are a "massive liability." I refuted the claim. You offered rather strong opinions without equivocation and even went so far as to claim that owners would burn the...

I stopped reading after the first two paragraphs were full of this: Putting your own desires and opinions aside, the EVIDENCE (built projects) is clear Do you realize Do you understand you clearly don't understand Because that's just condescending something-or-other. But you're right, the rest of t...
