This one has been so confusing to me... so it DID get approved? I saw 2 different signs on the fences, first CPM and then another company, then I saw a small Coldwell Banker Burnett for sale sign on the corner of the lot without the other signs on the fences, THEN no signs and apparent digging going on but no updates on here about it :-/.

They have some block walls up for the first floor. so far it seems to be going slow. But that might be due to not wanting to disturb the ground below. Once the stick starts it will go faster. Much bigger building than I had envisioned.

LOL, I predict Early fall at the latest!! I'm think the topping off will be late spring to early summer. Other than the current weather, The stick will be mostly going up after the March blizzards that accompany the high school tournaments.

It will be interesting to see how rent here compares to other recently completed "non-luxury" market rate projects. Rents at 2320 Colfax came in way higher than what was initially promised, effectively in the same range as any other new build in Uptown, regardless of no pool, etc. Rents at Zest (5426 Nicollet) are actually below $2/sf, something I don't think we've seen at any other recent project anywhere. This is a better location / hotter rental market than Zest, so I don't expect $1.75-$1.85/sf here, but hopefully they are able to stay at or below $2.

I'm going to guess it will be right around $2/sf. I live in Whittier and just got notice by rent will be going up, again. Landlords are now charging high 800s to low 900s for some of the nicer, but older 1 bedroom units in the neighborhood (for my unit, it works out to be $1.50/sf). Sure is getting interesting ...

They remodeled most of it already. The owners are waiting to finish the first floor space. They have an idea in mind, but are waiting for a couple of things to fall into place. The last time I spoke with them it was not going to be retail, but would be more of a meeting space affiliated with a church.

Actual one bedrooms starts at $1350. The others are all alcove studios. Also, they misspelled Lavender.
