I think this looks really great! It appears to have more of the neighborhood architecture in this design! Love the addition to the neighborhood!

Does anyone know why this building requires removing the PO Overlay district? This all around seems like a good project so if there's something in the PO guidelines that prevent this, then that's alarming.

I don't think there's anything in the plan that doesn't meet the PO guidelines. from the latest project doc -
"The site is currently zoned OR3 Institutional Office Residence District and C1 Neighborhood
Commercial District and is located in the DP Downtown Parking Overlay District and the PO
Pedestrian Oriented Overlay District (12 West 15th Street only). Since the properties are being
combined they need to have the same zoning classification. The applicant is proposing to rezone the
entire site to the OR3 Institutional Office Residence District and remove the PO Pedestrian Oriented
Overlay District."

I had some info drop into my lap a few weeks ago about this. What I heard:
• west side of 1500 block of Nicollet
• 5–6 stories
• 160ish units
• rooftop deck
• underground parking
• 4,000 sq. ft. ground floor retail.
• dog run
• could come with a 15 year affordability period.

^For sure, especially given the huge redevelopment sites on both sides of Nicollet south of 94.
I am a little torn about the old buildings. They house a lot of small minority-owned businesses, and several have been fixed up pretty recently. Kind of a shame to lose some of the last small commercial buildings on Nicollet downtown.

Nah, this is a location where they should just do a full cap between 1st Avenue and La Salle. The freeway cut is narrow and deep, and there are no on or offramps to complicate matters.

yeah, I always think a full cap, maybe with a bit of the columbus one mixed with green space. Imagine the development potential.

Any preservation issues? I've eyed that block and thought it would be nice to at least keep the facade/form of the grocery.So, just to be clear, this would be replacing the Nicollet Grocery and the military surplus store? Cool.

What's the point of the cost of a full cap, when the benefit we're trying to achieve is a consistent blockface for walkability?Nah, this is a location where they should just do a full cap between 1st Avenue and La Salle.
