I doubt it. The crane wasn't blocking the sidewalks, the building is almost done, plus it costs lots of $$$ to move a crane on/off site.I recall reading that all construction equipment that was blocking sidewalks or roadways had to be removed by the middle of January(ish) for the Super Bowl. So they'll likely bring back a crane in February.

Yeah, presumably they feel that they can complete whatever is left without the crane.

(Very basic) Website is up.
Beating a dead horse, but, man, what if 401 Nicollet looked as good IRL as it does in that image?

365's parking ramp has new lighting tricks up its sleeve!
Re: 365 Nicollet (334' - 30 stories)
I don't have a camera, but someone should go take a picture of the ice-carved skyline of Minneapolis Opus buildings they have displayed across from the library.
Re: 365 Nicollet (334' - 30 stories)
Yesterday and today they are painting the big blank wall on the north side. Looks like it will have a stripe pattern.

Re: 365 Nicollet (334' - 30 stories)
Do we think the planned twin tower will happen yet this cycle? I'm thinking it's looking less and less likely. We have so much in the pipeline to be delivered in the next 12-18 months. I'd hate for that half block to sit empty for another 5-8 years.
Re: 365 Nicollet (334' - 30 stories)
Hard to say. I do hope it doesn't wind up being a twin tower - I'm not as down on this one's design as some here, but I don't want another one either.
With Alatus and Ryan dipping their toes back into the downtown condo market (and UP dipping, like, a toenail), I wonder if Opus would get into that on this block? Maybe it's just impossible for it to pencil out, but there's gotta still be demand for more downtown condos.

Condos would be great. I can't believe, with how tight our housing market is (record low home sales), that developers aren't clamoring to build more owner-occupied product downtown.

Re: 365 Nicollet (334' - 30 stories)
I know Opus is actively exploring ideas for the second half of the block. Might just be a quarter of it. Looking at office as an option. Things are very loose so no idea how it will flush out. The only certain thing is it is in the works.
Re: 365 Nicollet (334' - 30 stories)
Would love if they extended the skyway across the street to Marquette Plaza.
Re: 365 Nicollet (334' - 30 stories)
Good to hear that! Interesting that they're looking at office, with RBC vacating a dozen floors of RBC Plaza and four spec floors in the Gateway, but Opus presumably knows what they can get financed.

There have to be several large leases up for grabs in the next couple of years. If you can land just one of them it can make sense to get a project going regardless of vacancies.

Re: 365 Nicollet (334' - 30 stories)
If I remember correctly in some filing Opus said they are looking at 2 options to fill the second half of the block. The first being a twin to the current building and the second being a 20 story office building. I would love if they did a 20 story office building that covered 2/3 of the remaining lot and like a slender 40-45 story condo building right at the corner of Nicollet and 3rd.
Re: 365 Nicollet (334' - 30 stories)
It seems that closer this building gets to completion more I hate the look of the concrete. Especially on the 3rd St. side. The black concrete near the library looks terrible and the rest of that side of the building seems to have had little thought put into it.
Re: 365 Nicollet (334' - 30 stories)
I really really dislike what Opus does
Re: 365 Nicollet (334' - 30 stories)
They seem driven by spreadsheets and their numbers. At least from the exterior the building doesn't even appear to be luxury level quality.
Re: 365 Nicollet (334' - 30 stories)
They put up an "Opening August 1st" sign, so this appears to be almost done. Hope they can get the commercial space leased in less than the two years it took to get the Nic on 5th's corners occupied. (Or the four years and counting for the midblock spaces...)
