That's a fairly large amount of commercial space for this location...I could see some difficulty in getting that absorbed quickly. There's already plenty (IMO) of commercial space within 1-2 blocks of here. It's interesting because nearly every developer will tell you that including commercial in mixed-use projects is break-even at best (compared to additional units). I'm a little surprised they aren't proposing like half the amount of retail (or none). If the Dreamhaven Books next door were to close, that would provide even more potential commercial space. I'd guess that closure isn't too far off, given the economics of running a bookstore in 2018, age of the owners, etc.
